OfferPalm is a private company that buys houses and land. We aren't a lender, a law firm, or a housing counseling agency, and we don't give legal, financial or tax advice.

We can't stop a foreclosure. Only your lender, a court, or paying what's owed can do that. What we can do is make you a written offer. Under North Carolina law, paying the amount owed before the sale is final ends the lender's power to sell (G.S. 45-21.20). If a sale to us closes and your lender is paid in time, the foreclosure usually ends, but your lender and the court control that timeline, and we can't promise it.

Selling is one option. You can get free help with the others from a HUD-approved housing counselor (800-569-4287), NC Housing Finance Agency (1-888-442-8188), Legal Aid of North Carolina (1-866-219-5262), and your mortgage servicer's loss-mitigation department. We think you should call them before you call us.

Your written offer is good for 30 days. If anything has to change, we'll tell you why in writing before you're committed, and you're free to walk away at no cost.

Our offer will be below what you'd likely get by listing on the open market. In exchange, you pay no agent commission, make no repairs, have no showings, and choose your closing date. If that trade isn't worth it to you, listing is probably the better move, and we'll tell you so.
