    We cannot stop a foreclosure. Only your lender, a court, or paying the amount owed can do that. What we can do is make you a written cash offer. If a sale closes and your lender is paid before the sale date, lenders will often cancel the sale, but that is your lender's decision and their timeline, and we cannot promise it.

    Selling is one option. Free help with the others is available from a HUD-approved housing counselor at 800-569-4287, and from your mortgage servicer's loss-mitigation department. We think you should call them before you call us.

    Your written offer is good for 14 days. If anything ever has to change, we tell you why in writing before you are committed, and you are free to walk away at no cost.

    Our offer is below what you would likely get listing on the open market. What you get instead is no agent commission, no repairs, no showings, and a closing date you choose. If that trade is not worth it for you, listing is the better move and we will tell you so.
