    Where are deeds and substitute-trustee filings recorded in Catawba County?

    Answer: At the Catawba County Register of Deeds. In our experience, a recorded "substitution of trustee" is often one of the first public signs that a lender is getting ready to foreclose.

    How do property-tax foreclosures work in Catawba County?

    Answer: NC property taxes are due September 1, and interest starts January 6 (G.S. 105-360). After that, counties can foreclose on the tax lien, either by civil action (G.S. 105-374) or in rem (G.S. 105-375). Here's what Catawba County's own pages say:

    • Catawba County says its tax foreclosure actions are brought under G.S. 105-374, and sales are held on the front steps of the Justice Center at 100 Government Drive. The county lists sales conducted by outside firms (The Kania Law Firm and Zacchaeus Legal Services).
    • The high bidder must put down a 20% cash deposit right after the sale. Bids stay open 10 days for upset bids.
    • Per the county, any owner, mortgage holder or defendant in a filed tax foreclosure can stop the foreclosure at any time by redeeming the property: paying the taxes, interest, fees and costs to date. As of October 6, 2026, the county's sales page listed upcoming sales for October 13, 2026 (we don't repeat parcel details here).

    What do sellers in Catawba County usually run into?

    • An inherited house in Hickory, which crosses county lines. Most of Hickory is in Catawba, but the city reaches into Burke and Caldwell counties. Check the parcel before assuming the file is in Newton.
    • A lake house at Sherrills Ford or Terrell on the west shore of Lake Norman. These are unincorporated Catawba County communities, so deeds and any foreclosure go to the Justice Center in Newton, not to Mooresville or Charlotte.
    • Back taxes on a Newton or Conover property. Catawba says owners can redeem at any time, but the price grows with interest, fees and attorney costs. Earlier is cheaper.
