Where do foreclosure and estate files go in Gaston County?

Answer: Both go to the Gaston County Clerk of Superior Court. The Clerk hears power-of-sale foreclosures as special proceedings (G.S. 45-21.16) and serves as the probate judge for estates (G.S. 28A-2-4).

Where are deeds and substitute-trustee filings recorded in Gaston County?

Answer: At the Gaston County Register of Deeds. In our experience, a recorded "substitution of trustee" is often one of the first public signs that a lender is getting ready to foreclose.

Counts only: substitution-of-trustee documents recorded with the Gaston County Register of Deeds, one per unique book and page, grouped by recording date, from OfferPalm's pull of the county's public index in early October 2026. These are recordings, not completed foreclosures. A substitution doesn't mean a foreclosure was filed or will happen; loans get reinstated, modified or paid off.

How do property-tax foreclosures work in Gaston County?

Answer: NC property taxes are due September 1, and interest starts January 6 (G.S. 105-360). After that, counties can foreclose on the tax lien, either by civil action (G.S. 105-374) or in rem (G.S. 105-375). Here's what Gaston County's own pages say:

    • Gaston's Tax Collection Department handles delinquent real-property bills, and it's the office to call for a payoff figure.
    • As of October 6, 2026, the county's Tax Foreclosure Sales page said no auctions were scheduled. The September 2, 2026 auction was cancelled because the account was settled, and many properties are "in different stages of the foreclosure process." Accounts can be settled before a sale.
    • Tax office contact listed on that page: 128 W. Main Ave., Gastonia, NC 28052 · 704-866-3000.

What do sellers in Gaston County usually run into?

    • An older mill-village house in Gastonia or Cramerton that's been in the family for decades. Older family houses often have deeds that never got updated after a grandparent died. The first-floor Register of Deeds office can pull the chain of title. Gaston moved its online land-records search to gastonnc.courthousecomputersystems.com on May 28, 2026.
    • Behind on the mortgage in Belmont or Mount Holly. Your hearing will be upstairs at the same courthouse, so remember the phone rule. The notice of hearing gives the date and time.
    • Back taxes on a rental in Bessemer City or Cherryville. Gaston's own sales page shows accounts getting settled before auction, so it's worth calling the tax office early.
