Where do foreclosure and estate files go in Iredell County?
Answer: Both go to the Iredell County Clerk of Superior Court. The Clerk hears power-of-sale foreclosures as special proceedings (G.S. 45-21.16) and serves as the probate judge for estates (G.S. 28A-2-4).

Center Ave., Mooresville, NC 28115, phone (704) 832-6881 (nccourts.gov). nccourts.gov notes there is no Clerk of Court office at that location, so foreclosure and estate files go through the Hall of Justice in Statesville.

Where are deeds and substitute-trustee filings recorded in Iredell County?
Answer: At the Iredell County Register of Deeds. In our experience, a recorded "substitution of trustee" is often one of the first public signs that a lender is getting ready to foreclose.

Counts only: substitution-of-trustee documents recorded with the Iredell County Register of Deeds, one per unique book and page, grouped by recording date, from OfferPalm's pull of the county's public index in early October 2026. These are recordings, not completed foreclosures. A substitution doesn't mean a foreclosure was filed or will happen; loans get reinstated, modified or paid off.
How do property-tax foreclosures work in Iredell County?
Answer: NC property taxes are due September 1, and interest starts January 6 (G.S. 105-360). After that, counties can foreclose on the tax lien, either by civil action (G.S. 105-374) or in rem (G.S. 105-375). Here's what Iredell County's own pages say:
- Iredell's Tax Collector Division handles delinquent property taxes. Under state law, taxes are due September 1 and interest starts January 6 (G.S. 105-360).
- Tax-foreclosure auctions, like mortgage foreclosure auctions, happen at the Clerk of Court. Questions about a specific sale go to Special Proceedings at (704) 832-6600 (Iredell County foreclosure page).
What do sellers in Iredell County usually run into?
- A lake-area house in Mooresville after a parent passes. The estate is opened with the Iredell Clerk if your parent lived in Iredell. You can get deed copies at the Register of Deeds' Mooresville office on East Center Avenue instead of driving to Statesville.
- Looking up recent deed records online. Iredell's land-records search moved to a new system (iredellnc.courthousecomputersystems.com) in mid-2026. In our experience, the older online index stops in early June 2026, so use the new site for anything recorded since.
- Behind on a mortgage in Statesville or Troutman. The hearing is at the Hall of Justice on Stockton Street. If you live in the home and are working with your lender, ask the clerk about a continuance under G.S. 45-21.16C.
