    Cash Offer

    You want it done, and you want it done soon.

    This is you if the timeline is short, the repairs are more than you want to take on, or you would rather have it finished than have it maximized.

    You get a written offer. No repairs, no showings, no agent commission, and you pick the closing date. Close in 7 to 30 days once title is clear.

    We will tell you up front: a cash offer is below what the open market would likely pay. What you get instead is certainty and speed. For some situations that trade is worth it and for some it is not. We would rather have that conversation honestly than talk you into the wrong one.

    Equity Protection Program

    You have real equity, and selling it cheap would be the wrong answer.

    This is you if there is meaningful equity in the property and enough runway on the calendar to go after it.

    EPP is the version where we help you sell on the open market instead of buying it ourselves, so the equity goes to you instead of into a buyer's margin. A licensed agent with Realty One Group Revolution, who works with us, lists and markets it. You get what a retail buyer will pay.

    It takes longer than a cash close. Realistically 60 to 120 days from listing to closing, based on days on market plus time under contract in your area. It involves showings. The final number depends on what a buyer actually pays, so it is a range and not a figure.

    You do not lose the cash option by trying this one. If the EPP window closes without a sale, our cash offer is still available, subject to market conditions and a fresh review at that time.

    List It

    You do not want to sell to us. You want to sell for the most money.

    This is you if there is nothing wrong. No clock, no filing, no estate. You just want the best price the market will pay.

    Two licensed North Carolina real estate agents work with us, Trace Manning (NC 331809) and Jordan Smith (NC 325502). They are with Realty One Group Revolution, and you can hire them. Full listing service: pricing off real comparable sales, photography, MLS, marketing, showings, negotiation, and the closing. The same people you have already been talking to, working for you instead of across the table from you.

    Nobody here will push you toward selling to us. Your agent works for you and their job is the highest price from any buyer, whoever that turns out to be. We get no discount for being in the same building, and if we did want to buy it, you would be told in writing and you would be free to say no.

    Plenty of people find us because of a filing or an estate, look at the numbers, and decide the right answer is a normal sale on the open market. That is a fine outcome and we would rather run it than lose it.

    Short Sale Program

    You owe more than the house is worth.

    This is you if the payoff is larger than the property's value, or there are multiple liens stacked behind the first mortgage.

    A short sale means the lender agrees to take less than the full payoff so the sale can close. It is not a normal transaction. The lender has to approve the price, they order their own valuation, and every lien behind the first one gets negotiated separately. Most buyers will not touch one and most agents have never closed one.

    We work the lender package, the valuation, and the lien stack, and we tell you early and honestly whether yours is likely to be approved. If it is not, we say so instead of tying up your house. We work with a Short Sale Negotiator on your behalf to help manage the paperwork and approval process.

    We do not charge homeowners a fee. In a short sale the lender's proceeds come out of the sale.

    Whether the lender releases you from the remaining balance is the lender's decision, and it varies by lender and by lien position. Get that in writing before you agree to anything. We are not attorneys, we are not a credit repair service, and we are not CPAs. For what a short sale does to your credit or your taxes, talk to an attorney or a CPA.

    Probate and Estate Program

    Someone died owning a house, and now it is on your shoulders to solve.

    This is you if you inherited a property, were named executor or administrator, or a parent passed and nobody has touched the house since.

    Wes Knight handles these personally. He makes these calls himself instead of handing them to a salesperson, and estate work is the largest part of what he does.

    You do not need probate finished to talk to us. Often being named executor or administrator, or having letters issued, is enough to start. Sometimes nothing has been opened at all and the deed is still in a parent's or grandparent's name. That is common and it is fixable.

    We do the record work at our cost. We pull the estate file from the Clerk of Superior Court and the deed from the Register of Deeds ourselves and tell you what is actually recorded. If heirs need to be located, we do that too. You do not have to untangle it before calling. Untangling it is most of the job. If you never sell to us, you still owe us nothing for helping put the pieces together.

    Then you pick how it ends. Sell it to us as-is. List it with our broker for market price. Or keep it, if there is a mortgage that can be brought current and someone in the family wants it. All three are real answers and we will tell you which one your situation actually points at.

    What usually stalls these: siblings who do not agree, a house full of forty years of belongings, heirs in three states, and a mortgage nobody has paid since the funeral. We have handled all four, sometimes on the same property. We work with every heir at once, put the same offer in front of everybody, and we do not take sides.
